We’ve expanded our Magnolia home designs with this modern duplex house plan, featuring an open-concept first floor, two bedrooms, and two and a half bathrooms on each side — plus a modest, additional third unit above the garage.
Both main units include a first-floor powder room, a fireplace, and a large slider leading to the backyard. Upstairs, you’ll find two bedrooms and two bathrooms.
Units A and B, which are side-by-side, both have garage parking. Unit A has its own laundry in the mudroom and direct access to the garage. Unit B requires a short walk from the garage to the unit and shares a laundry room at the back of the garage with Unit C. Located above the garage, Unit C features one bedroom, one bathroom, and a cozy open living area.
The charming loft space is perfect for use as a small office, guest area, or storage. You can access this open space via a chic ladder. This unit connects to the main house through a large deck, also shared with Unit A.
This dual-living house plan provides versatile options within a compact footprint. The materials blend seamlessly with other Magnolia homes, including dark siding and two distinctive chimneys that create a beautiful mix of modern and traditional styles.
For added convenience, the garage and accessory dwelling unit (ADU) can be added later to expand the structure. The entire plan, including the ADU, can be adapted to your lot and needs. Unit A has a total of 1498 square feet, Unit B has a total of 1285 square feet, and Unit C, in the garage/ADU space, 428.96 square feet.
