This classic farmhouse is a perfect home for those of you who want to maximize space but finish it off in phases. The main entryway is off the side of the house replacing the formal front door with glass french doors leading to a covered patio. The mudroom is the typical “room with doors” catching dirt and creating a place to kick off your shoes when entering the house from either the outside, garage or main house. With a large bench, full height cabinetry and a large walk-in closet, this is the epitome of function. There is an oversized two car garage off one side and then a short hallway to the kitchen, dining and living room. These home plans include a first-floor guest suite tucked off to the side by the mudroom for privacy and a full bath. A beautiful sunroom with tall windows, cathedral ceiling and gas stove provides a wonderful place to relax and read. Access to the covered patio is from the Sunroom, Dining and Living Room. There is a large deck off the Living Room as well, connecting gracefully to the patio.
On the second floor, the primary suite is off to the right side from the staircase with a walk-in closet and bathroom with clawfoot tub and luxurious shower. There are three bedrooms that all have creative built-ins. The upstairs full bath is accessed through the laundry room for convenience.
The basement is a walk-out on one side of the house if your lot allows with a wood stove in a large family room. The rest of the basement is storage. The staircase winds up to the third floor attic space that can be finished in the future. And the space over the garage can also be finished as a future project. We’re happy to collaborate with you to ensure that the home plan you purchase meets your expectations and specific needs. There are, however, a few aspects that cannot be changed in order to maintain structural integrity and compliance with building regulations. Specifics can be found in the description of each home plan listed on our site. Generally, will not change the staircase location, roofline, or footprint of a home plan. Changing interior walls, bathroom layouts, cabinetry, and more to better meet your needs is completely attainable. Plans can also be flipped for the price of $200 (billed separately).
Yes! The rate for this service is $300/hour, and we’re happy to provide a cost estimate following an initial consultation. The process is much simpler when clients can provide the CAD or DWG files for the home plan. If you only have PDFs, it’s important to understand that we essentially need to digitally rebuild the design within our CAD software to make edits from there. Ultimately, we find that it can be more cost- and time-efficient to draw a completely custom home from the get-go for those customers.
As an architectural designer, Amy sends all completed custom home plans to your hired structural engineer to be stamped for approval. This ensures that the design adheres to all local building codes and structural requirements before construction begins.
