Juniper Tiny Home Home Plan

This ADU is designed with flexibility for your own needs. It can be one, two or three stories translating to one, two or three bedrooms with one, two or three baths. This floor plan works just fine as a one bed, one bath structure with a compact space for living, dining and kitchen. If you want to expand, you can use the plans for a two-story structure with two bedrooms and one-and-a-half bathrooms. You can even use these customizable tiny house plans for a three-story structure with three bedrooms and 2.5 baths.

This architectural design PDF will come with versions of one, two and three stories all with full set of construction drawings. Build what you want and need for your property – all the drawings are complete and the material & finish collections reflect the three-story version to cover all of the bases. Trust us, you will not be at a loss for resources and information.

This structure can stand alone or attach to your home through a simple breezeway connector.

This small ADU is special to Amy Dutton Unfold because we are allowing you to expand the footprint in any direction.The roofline is very simple and will be re-drawn to fit your new footprint with the exact same configurations. This also means that it is cost-efficient to build. However, the staircase will need to stay right where it is.

We’re happy to collaborate with you to ensure that the home plan you purchase meets your expectations and specific needs. There are, however, a few aspects that cannot be changed in order to maintain structural integrity and compliance with building regulations. Specifics can be found in the description of each home plan listed on our site. Generally, will not change the staircase location, roofline, or footprint of a home plan. Changing interior walls, bathroom layouts, cabinetry, and more to better meet your needs is completely attainable. Plans can also be flipped for the price of $200 (billed separately).

Yes! The rate for this service is $300/hour, and we’re happy to provide a cost estimate following an initial consultation. The process is much simpler when clients can provide the CAD or DWG files for the home plan. If you only have PDFs, it’s important to understand that we essentially need to digitally rebuild the design within our CAD software to make edits from there. Ultimately, we find that it can be more cost- and time-efficient to draw a completely custom home from the get-go for those customers.

As an architectural designer, Amy sends all completed custom home plans to your hired structural engineer to be stamped for approval. This ensures that the design adheres to all local building codes and structural requirements before construction begins.
